Commercial Garage Door Repair in Los Angeles
Every minute a commercial door stays jammed is trading time that does not come back, and unlike a household, a business cannot simply park on the street and deal with it tomorrow. Commercial callouts are therefore dispatched at the same priority as any overnight emergency.
We service and repair commercial doors across Los Angeles, from a single storefront in Koreatown to a warehouse in the Harbor with six loading bays, 24 hours a day.
Doors We Work On
Rolling steel doors and security grilles, which are the standard on storefronts, parking structures and warehouses throughout this city. Sectional commercial doors on high cycle spring assemblies. Fire rated rolling doors with their drop test requirements. Counter shutters on service windows. High lift and vertical lift configurations in buildings with the headroom for them. And the operators that run all of them, being jackshaft, trolley, hoist and industrial three phase units with their associated controls, safety edges and loop detectors.
High Cycle Is a Different Specification Entirely
This is the point most misunderstood about commercial work. A residential spring is rated for around 10,000 cycles, which suits a household opening its door four times a day. A loading bay at a distribution business may cycle fifty or sixty times a day, which burns through a residential spring in under a year. Commercial doors need spring assemblies rated at 50,000 or 100,000 cycles, and fitting residential hardware to a commercial door, which we find more often than we would like, guarantees a failure and usually at the worst possible hour. We specify to the actual duty cycle.
Common Commercial Faults
Rolling doors that have come out of their guides after a forklift or a delivery truck has found them. Curtain slats bent or displaced. Bottom bars distorted. Barrel springs gone on a rolling steel door, which is a considerably larger job than a residential spring and needs proper equipment. Operators failing on their limits or contactors. Safety edges and photo eyes tripping. Manual chain hoists seized. And the perennial one, doors that have simply never been serviced since the building was fitted out.
Keyholders, Access and Getting In
Commercial calls fail on access more often than on anything mechanical, so the questions come at the booking rather than at the door. Whether there is a keyholder who can meet our technician, whether the site has a gate code or a barrier, whether a loading yard is shared with neighbouring units, and whether anybody needs signing in through a building manager. Landlords and managing agents we hold standing arrangements with, so a tenant can report a fault without waiting on somebody in another office to authorise the visit. The wider picture on rolling doors is on our roll up door repair page.
Service Contracts and Compliance
Regular servicing on commercial doors is worth considerably more than it is on residential ones, purely because of the duty cycle and the cost of downtime. We quote scheduled maintenance across a site with one visit, one report per door and one invoice, covering balance, spring cycle life, guides, curtain condition, operator controls, safety edges and photo eyes. Fire rated doors carry their own drop test obligations and we handle those and document them, which is the part that matters when somebody from the fire department asks.
Working Around Your Trading Hours
A repair that closes a business for the afternoon has solved one problem by inventing another, so commercial work is scheduled around your hours rather than ours wherever the fault allows it. Restaurants and retail generally take an early slot before the doors open. Warehouses and distribution sites more often want us once the last collection has gone. Where a door has failed outright and nothing can wait, the opening is made secure and usable that same day, and the full repair is booked into whichever window costs you the least trade.
Attending, Access and Cost
We attend commercial calls 24 hours a day at the ordinary rate, and we work around trading hours where that suits you better, which for restaurants and retail it usually does. Where a door cannot be repaired the same night, the opening is made secure and the return visit is scheduled before we leave. Commercial work is quoted individually because the doors vary so enormously, and always in writing before anything begins.Roll up specifics are on our roll up door repair page. Failures that happen once the building has closed are covered on our emergency garage door repair page.
