Garage Door Tune Up in Los Angeles

Ask somebody when they last had the heaviest moving object in their house looked at and you will usually get a pause, then a guess, then an admission that it has never happened. An hour of attention once a year is the difference between a door that quietly does its job for twenty years and one that fails at six in the morning with a car behind it.

A full tune up is $69, takes under an hour, and covers around twenty separate checks across the door, the hardware and the opener.

The Balance Test, Which Matters Most

Everything else on a garage door follows from balance. Our technician disconnects the opener, lifts the door by hand and lets go at the halfway point, and a properly balanced door will sit there without moving. A door that rises on its own has too much spring tension, and one that sinks or drops has too little. Either way the opener is carrying weight it was never sized for and will fail early. Spring tension is adjusted until the door sits still, which is a small adjustment with a very large effect on how long everything else lasts.

The Order the Visit Runs In

The visit runs in the same sequence every time, because faults declare themselves in a particular order. Our technician runs the door twice with his hands off it, listening, because a door tells an experienced ear most of what is wrong with it before anybody has touched a spanner. Only then does anybody put a hand on it.

From there the work moves down the assembly. Springs are read for coil gaps, for corrosion, and for how much of their rated life has already gone. Cables are drawn through a gloved hand from bottom bracket to drum, feeling for the single broken strand that always precedes a snapped cable. Drums are checked for even wrap and the shaft for end play. Every roller is turned by hand for flat spots and slack bearings, every hinge examined around its bolt holes, and the rail checked for plumb, for spacing, and for any bracket that has walked out of the jamb. The electrics come last, with travel limits and force settings dialled back in, the photo eyes cleaned and squared, and the door made to reverse off something solid left in its path. Anything vibration has shaken loose is tightened on the way back down.

Why the Wrong Lubricant Is Worse Than None

The tin most households reach for is the wrong one, and using it is worse than doing nothing at all. A general purpose water displacing spray is a solvent before it is anything else: it dissolves the grease already packed into a bearing, carries it out, then evaporates and leaves that bearing running dry on bare steel. Doors that have been treated with it every spring for a decade reach us noisier than doors nobody has ever touched.

The right product is a light white lithium grease, or something sold specifically for this job, and it goes on pins, stems, coils, bearing housings and the rail the trolley travels along. The rail the door runs in is the one place to leave alone. It is a running surface rather than a bearing, and anything oily on it holds the grit that blows through an open garage, turning the track into a grinding paste that works its way through every roller on the door. Twice a year is plenty.

What a Tune Up Cannot Fix

Servicing is adjustment and lubrication, not resurrection, and it is fairer to say so than to let anybody book on the wrong expectation. A spring at the end of its cycle life is replaced rather than tuned. Sections that have rusted through, or an opener whose board has failed, are jobs of their own. A door that was hung out of plumb when the garage was built will run better after a service without ever running properly, because the fault is in the opening rather than the hardware. Where that is what our technician finds, you will hear it on the day, along with what putting it right would actually involve.

What You Get Told Afterwards

The point of the visit is not only the work but the report. Our technician will tell you plainly which components have a year or more left, which are approaching the end and roughly when, and which need doing now. Nothing is fitted without being quoted first and nothing is fitted without your agreement, which is the difference between a tune up and a sales visit. Where a door is in genuinely good order, you will be told that too and charged $69.

What Will Not Happen on the Visit

A service call is not a sales call, and it is worth setting out what does not happen. Nothing is fitted without being priced and agreed beforehand. No component is condemned for being old, only for having measurably failed or being close to it. Nobody will describe a spring as dangerous in order to sell you two of them. And where a door genuinely wants nothing beyond the adjustment and lubrication already covered, you will be told precisely that and charged the sixty nine dollars.

Booking It, and What It Costs

Sixty nine dollars covers the first door. Every additional door at that address on the same call is forty nine, which is why neighbouring households and small buildings so often arrange one visit between them. Anything found past saving is priced in front of you before a spanner goes near it, roller sets beginning at $85, weather seal at $95, and hinges and bearings costing very little beside either. Our maintenance page covers annual plans for landlords and property managers across whole buildings.
